    Product Council meetings are free, members or by invitation only forums for industry leaders to meet, exchange ideas and foster thought leadership in their sector of real estate.

     
    The main theme of the Urban Living Product Council is:

     

    AFFORDABILITY ON RESIDENTIAL MARKET - GENERAL THREAT REGARDING HOUSING AND MORTGAGE LOAN SHORTAGE VS OPPORTUNITY FOR RENTAL MARKET BOOM.

     

    Although the current market circumstances seems to be favorable for rental market, a lot of PRS investors put on hold. The reason is not the war directly, but rather very high interest rate. In the same time, investors with long-term view would like still enter into forward transactions, but with the volatility of construction prices a lot of developers are afraid to risk commitment to sell at a fix price. And the demand remains huge.

    Ewa Perkowska

    Member of the Board, Chief Sales Officer, Spravia

    In the position of board member since 2014. She is responsible for sales and post-sales policy as well as marketing and PR. She holds a university degree in investment and property management, a postgraduate MBA and the Strategic Leadership Academy - Ican Institute (Harvard Business). She has been working for the company since 1999.

    Adam Czerniak

    Head of the Institutional and Political Economy Department, Warsaw School of Economics

    Adam Czerniak is director for research and chief economist at Polityka Insight and head of the Institutional and Political Economy Department at the Warsaw School of Economics. He holds a PhD in Economics. Until 2012, he worked as a banking economist, previously he cooperated with the World Bank and the FOR Foundation, he was also a Ronald Coase Institute scholarship fellow. He authored dozens of publications in the field of economic sociology, institutional economics and on housing policy and the varieties of residential capitalism. He is the Polish representative to the European Master in Official Statistics Board (term 2021-2023) and the programme council member of the PRS Foundation.

    Anna Dafna

    Group Managing Director – Residential for Rent, Atrium European Real Estate

    Anna Dafna has been a member of Atrium Group's Management Board (General Executive Management) since June 2021, while also holding the position of Group Managing Director - Residential for Rent. Her tasks include creating new business line of the company - dedicated to apartments for rent. Prior joining Atrium Group she was with the Israeli branch of KPMG. There, she headed a unit specializing in support for the Tel Aviv Stock Exchange listed companies, including those operating in the real estate sector. She has been with the Atrium Group for 12 years, and with Atrium Poland since 2014. Before taking up the position of Group Managing Director - Residential for Rent she was the Chief Financial Officer (CFO) and Deputy CEO of Atrium in Poland. Anna Dafna is holding Executive MBA from Kellogg – WHU program.

    Michał Witkowski

    Director of Living Services, Colliers Poland sp. z o.o.

    Michał joined Colliers in 2021 as a Director of Living Services Department. His responsibilities include expansion of residential real estate services for Colliers' clients - from advisory and support in conducting the living sector projects (including residential for rent (PRS), student housing (PBSA), senior housing, and also residential for sale), through business development, to asset management, including leasing and sales on behalf of investors and developers. Michał has 14-years of experience in the residential market, both built for sale and for rent. Directly before joining Colliers, he acted as a Partner, Business Development Director at Platinum Group, the largest operator of serviced apartments in Warsaw. Previously, as a member of the management boards of Skanska Residential Development Poland and Atlas Estates, he was responsible for the process of acquiring and preparing new residential investments, close cooperation with development departments in designing, managing sales, marketing and after-sales service departments. The teams he led delivered over 7,000 new flats and commercial premises to the market.

    Łukasz Białecki

    Head of Real Estate Financing, PEKAO SA

    Łukasz has 12 years of experience in advising and financing investment projects. For the last 5 years, he is heading commercial real estate financing in Bank Pekao (being second largest bank in Poland and one of the most active in the area of real estate). Before taking that position, he was working in Leveraged Buyout and Project Finance team in Bank Pekao. As Head of Real Estate Financing, Łukasz was responsible for financing all sectors of the industry including PRS projects, Dormitories, Warehouses, Retail and Offices in the amount exciding PLN 10bln (EUR 2.5bn). Before joining Pekao, Łukasz worked in Ernst & Young Coporate Finance where he was responsible for structuring and fundraising for investment projects in many industries. Łukasz graduated Finance and Accounting as well as Management in Szkola Glowna Handlowa in Warsaw. He also holds ACCA title.

    Joanna Wojnarowska

    DWF Poland Jamka sp.k.

    Joanna is Deputy Global Head of Real Estate at DWF, Head of Housing and heads the Real Estate Department at DWF in Poland. She is an expert specializing in real estate and construction transactions with more than 20 years of professional experience. Her professional experience includes representation of investors in matters related to real estate transactions such as site acquisition and disposal, construction matters, “green field” investments, as well as development and commercialization of office and retail investments throughout Poland. During her practice Joanna Wojnarowska has advised developers on legal aspects of construction, commercialization and sale of the most prestigious projects in office, residential, logistics, retail, leisure and hospitality sectors on the Polish market. Since many years Joanna is a top-ranked lawyer in the field of real estate and construction in international rankings such as Chambers Europe and Legal 500. She is also a member of the Executive Committee of Urban Land Institute in Poland. As part of her ULI Poland activities Joanna is involved in a number of events, among others: meetings with mayors of Polish cities within the "Around a City in 8 Questions" series.

    Marek Obuchowicz

    Partner, Griffin Capital Partners Sp. z o.o

    Marek Obuchowicz specialises in private equity and corporate finance, with a special emphasis on the real estate sector. As Partner at Griffin Capital Partners, Marek currently oversees the development and all activities of Student Depot – a platform that was originally set up by Griffin and Oaktree in 2015, and which has since evolved into the largest owner and operator of PBSA in Poland, and the fastest growing provider in the country. In 2019, Marek was responsible for the acquisition of the platform by a joint venture created thanks to Griffin’s activity, in partnership with Kajima Corporation – the leading Japanese real estate investment, development and construction company. The platform, representing half of the Polish Purpose-Built Student Accommodation (PBSA) market, was purchased in a transaction worth over EUR 60 million. Currently, Marek’s responsibilities include, among others: the acquisition of new projects, the organising of bank financing for further development of the platform, and cooperation with the platform’s management on key strategic initiatives. During his career at Griffin, Marek has also actively participated in other strategic transactions of the company, as well as numerous acquisitions of office and retail properties and refinancing transactions. Some of the most important deals were; the acquisition of a controlling stake in Echo Investment, and the acquisition of a retail portfolio from ARES/AXA/APOLLO RIDA, during which Chariot purchased a portfolio of 28 real estate assets with a total GLA of some 702,000 sqm. The value of the deal was ca. EUR 1 billion. At the same time, the consortium sold on a part of the portfolio to EPP, which has become the largest retail property owner in the region. Prior to joining Griffin, Marek worked at Kulczyk Investments, an international investment firm, and the global advisory firm, PwC. He is a graduate of the London School of Economics and the University of London.

    Dorota Wysokinska-Kuzdra

    Senior Partner, Colliers Poland sp. z o.o.

    Dorota has over 20 years of experience in real estate, finance and banking. As Senior Partner and Head of the Corporate Finance business line she provides advice on customers’ financial needs, including debt financing, mezzanine financing, raising capital and gaining capital partners, and also offering support in acquiring companies and entering the stock exchange. In May 2019, Dorota advised on the first investment transaction in the student housing sector in Poland. Prior to joining Colliers International, she was a senior partner at Griffin Real Estate for 11 years, where she was responsible for the Group’s management and investments, and also for the first mezzanine fund operating in Poland. She co-created the logistics platform that is co-managed by Griffin. Earlier, as CEO at Griffin Premium RE, the first REIT fund, she successfully launched the fund on the Warsaw Stock Exchange. She was a member of the team responsible for acquiring shares in Echo Investment SA, one of the biggest transactions on the Polish real estate market, in which she was responsible for due diligence and financing the acquisition. Before joining Griffin, for over 10 years, she held director positions in the HypoVereinsbank/UniCredit Group, and also in their subsidiaries, monitoring real estate investment banking and managing real estate. Dorota Wysokińska-Kuzdra has graduated from SGH Warsaw School of Economics, the University of Cologne and the University of Duisburg-Essen. Dorota chaired the Polish branch of the Urban Land Institute between 2019 – 2021 and is a Member of Executive Committee of ULI Europe – an international non-profit organisation supporting responsible planning and sustainable development of cities and providing a platform for the exchange of knowledge between leading experts and participants in the real estate market in Poland and abroad.
