The Polish living sector has strong fundamentals. Both residential for sale and any forms of the rental market, whether build to rent (BTR), the broader private rental sector (PRS), co-living or modern purpose-built student accommodation (PBSA) are in a very good shape. Operational performance is very satisfying and occupancy is high. Bank financing is available and interest rates are likely to decrease in the near future. However, where is the capital coming from? Who will be the buyer? Could Polish REIT structures be a potential exit for current players? How to create value today without knowing the future.
