It was co-chaired by Anna Duchnowska, Managing Director – Asset Management Europe, Invesco Real Estate and Soren Olsen, Managing Director of Logicenters Poland at NREP and Chair of ULI Poland.
Real estate experts met to discuss challenges of coping with rising utility costs and supply chain constraints and how this affects tenants/operators?
eCommerce sector has slowed in terms of take-up but the numbers are compared to the peak levels of 2020-21 (Covid lock-down periods), and the outlook for eCommerce in Poland promises more growth, driven by domestic demand (internet and credit card penetration catch-up) as well as continued demand for fulfillment centers servicing other parts of Continental Europe.
Cost of electricity in Poland has gone up by 100% Q1 vs Q3, cost of diesel by 33% which adds to challenges for 3PL operators, however, labour (70% of total cost) remains the most critical cost block.
Cost of a logistics location is c. 8-10% of total costs – with rising rents, green solutions and sustainability measures accelerate to be much more important in current and future decision-making for 3PL operators.
Electric Vehicles (EVs) – TIR sized trucks – are 4 times more expensive to invest into (capex) than traditional trucks but new distribution concepts, routing trucks between distribution centers where they can be re-charged with green electricity (from PV installations) may help to overcome the capex constraint.
In spite of challenges related to growing costs of utilities, operators expects continue market growth and expansion of capacity in the Polish logistics market. In fact, the mid-term expectation to re-building of Ukraine will most likely create a boom in logistics/industrial space requirement in Poland, pushing the total market stock/capacity towards 60m sqm form today’s 26m sqm.
