    ULI Poland Urban Living Product Council will meet during the upcoming fall edition of the ULI Poland Product Councils Day that will take place on 25 October 2023.

    • Co-Chairs of the ULI Poland Urban Living Product Council are:

      - MAXIMILIAN MENDEL, Managing Director, ZEITGEIST Asset Management

    The main theme of the meeting will be:
    Are strong fundamentals enough to attract capital – navigating through challenging times

    During this edition of the Urban Living Product Council, we would like to touch upon the topic of housing affordability. We would also like to invite the main players to talk about their view on current market evolution having in mind:

    • Rising plot prices on resi for sale. Will resi for rent be built on commercial zoning only?
    • Occupancy is high, rents are growing – should we worry about affordability, especially in light of rising sales prices?
    • Financing – is EUR an option and what other options are there right now?
    • New money investing or the same pool of capital?

    To participate in a meeting you need to be a member of ULI and a member of the Urban Living Product Council.
     

    Product Councils play a key role in furthering ULI mission locally and internationally. ULI Poland currently has four Product Councils, each focusing on a specific sector of the real estate industry:

    · ESG PRODUCT COUNCIL (sustainability, circularity, diversity, inclusion)

    · URBAN DESTINATIONS (mixed-use, office, placemaking, community)

    · URBAN LIVING (residential, PRS, coliving, affordability)

    · URBAN SUPPLY CHAIN (retail and logistics)

    You can belong only to one of the above Product Councils. The councils meet twice per year to debate issues and discuss trends in a confidential and collaborative environment, as well as undertaking a range of other thought leadership initiatives throughout the rest of the year.

    Katarzyna Przybylska

    Head of Advocacy, Habitat for Humanity Poland

    Specialist in developing and promoting effective legal regulations that improve the quality and accessibility of housing solutions. Advocate for decent places to live acting on behalf of citizens and entire social groups affected by housing problems. She is a specialist in the development and promotion of effective legislation to improve the quality and accessibility of housing solutions. She has been engaged in development of legal regulation on social rental agencies or strategy for deinstitutionalization of social services on the social side. She encourages decision-makers to take action to ensure the most effective provision of broad access to decent housing. Member of the Committee of Experts on Preventing Homelessness appointed by the Polish Ombudsman.

    Michał Witkowski

    Director of Living Services, Colliers Poland sp. z o.o.

    Michał joined Colliers in 2021 as a Director of Living Services Department. His responsibilities include expansion of residential real estate services for Colliers' clients - from advisory and support in conducting the living sector projects (including residential for rent (PRS), student housing (PBSA), senior housing, and also residential for sale), through business development, to asset management, including leasing and sales on behalf of investors and developers. Michał has 14-years of experience in the residential market, both built for sale and for rent. Directly before joining Colliers, he acted as a Partner, Business Development Director at Platinum Group, the largest operator of serviced apartments in Warsaw. Previously, as a member of the management boards of Skanska Residential Development Poland and Atlas Estates, he was responsible for the process of acquiring and preparing new residential investments, close cooperation with development departments in designing, managing sales, marketing and after-sales service departments. The teams he led delivered over 7,000 new flats and commercial premises to the market.

    Justyna Kedzierska Klukowska

    Berlin Hyp AG Representative Office Poland

    Justyna Kedzierska-Klukowska is heading the Warsaw Office of Berlin Hyp, one of Germany’s leading real estate banks. She has been dealing with real estate finance for over 20 years now, holds CCIM designation and has extensive specialist expertise, as well as excellent knowledge of the market.

    Katarzyna Unold

    Managing Director, Acciona Polska

    Katarzyna Unold - has over 20 years of experience in the property development industry. An architect by education, she graduated from the Silesian University of Technology in Gliwice. She gained her professional experience at, among others, ECE Projektmanagement, Skanska Property Poland and Nacarat Poland. Since 2018, she has been the managing director of ACCIONA, a development company that has been operating on the domestic real estate market for 30 years.

    Lukasz Bialecki

    Head of Real Estate Financing, Bank PEKAO

    Łukasz has 12 years of experience in advising and financing investment projects. For the last 5 years, he is heading commercial real estate financing in Bank Pekao (being second largest bank in Poland and one of the most active in the area of real estate). Before taking that position, he was working in Leveraged Buyout and Project Finance team in Bank Pekao. As Head of Real Estate Financing, Łukasz was responsible for financing all sectors of the industry including PRS projects, Dormitories, Warehouses, Retail and Offices in the amount exciding PLN 10bln (EUR 2.5bn). Before joining Pekao, Łukasz worked in Ernst & Young Coporate Finance where he was responsible for structuring and fundraising for investment projects in many industries. Łukasz graduated Finance and Accounting as well as Management in Szkola Glowna Handlowa in Warsaw. He also holds ACCA title.

    Dorota Wysokinska-Kuzdra

    Senior Partner, Colliers Poland sp. z o.o.

    Dorota has over 25 years of property market, finance, and banking experience. In 2018 she joined Colliers and is the Head of Corporate Finance & Living Services - CEE Department, which she has built from scratches and currently she holds position of Senior Partner, advising clients on debt financing, mezzanine financing, raising capital and capital partner acquisition, as well as supporting company acquisition or stock-market listing. Prior to this, Dorota spent 11 years as Senior Partner at Griffin Real Estate, where she was responsible for the Group’s management and investments, including the first mezzanine fund operating in Poland. Before joining Griffin, for over 10 years, she held director positions in the HypoVereinsbank/ UniCredit Group, and in their subsidiaries, being responsible for real estate investment banking and real estate finance. Dorota graduated from the Warsaw School of Economics (SGH), the University of Cologne, and the University of Duisburg-Essen. Dorota is an active member and a big contributor to the Urban Land Institute – the world’s oldest and largest network of cross-disciplinary real estate experts, with over 45,000 members. From 2018 till 2021 she acted as ULI Poland Chair, now she sits as a member on the ULI Poland Executive Committee. In 2020 she has joined the ULI Europe Executive Committee for a two-year term to oversee activities across the CEE region.

    Maximilian Mendel

    Managing Director, ZEITGEIST Asset Management Sp. z o.o.

    Maximilian Mendel is the Managing Director of ZEITGEIST Asset Management in Poland. Prior to ZEITGEIST, Maximilian worked as Head of Living Investments for JLL and before that as Partner at REAS. Based in Warsaw since 2005, he worked in the real estate sector across CEE with a focus on Poland. Maximilian holds a Diploma degree in Urban Planning from Dortmund University, Germany, and a PhD in Geography from the Institute of Geography and Spatial Organization of the Polish Academy of Sciences, Warsaw, Poland.
