Urban Living Product Council, chaired by Dorota Wysokinska-Kuzdra from Colliers and Maximilan Mendel from Zeitgeist, took place on 19th April, as part of the annual ULI Poland conference. This year the host of the Product Council meeting was MDDP. Many thanks for hosting us!
In difficult times, with rising inflation and interest rate, where there is no clear visibility to where the current yields are and what should be the market price, the value creation should be directed to its basis. During the meeting we concentrated on two major factors which contributes to value creation of an PRS or BTR project.
The first one discussed are the rents. Participants of the meeting could hear an interesting presentation regarding rent increases which took place on major market of the main Polish cities. The presentation was held by Karolina Klimaszewska from OLX. We discussed which type of flats are having the biggest rent increase, which flats are most sought after and whether the trends are equal in all major cities in Poland.
The second topic discussed during the meeting was fit-out of institutional rental market. The presentation was held by Bartosz Jankowski from Colliers. It was very interesting to learn that the major price differences in fit-out per square meter are connected with proper preparation of shall and core. You can save up to 15% of the fit-out budget, in comparison to starting with fit-out design once shall and core is already completed.
The meeting ended with an honest and interesting exchange of experience between the major and active players on market. We shared our current challenges but also possible solutions to the situation.
At the closing some of the participants raised the need to meet approximately 3 times a year – and this proposal will be taking into consideration when planning the next Urban Living Product Council meeting.
