Is hotel investment becoming the next big opportunity in real estate?
During the latest ULI Poland Next Group meeting, members explored the dynamics of Poland’s hospitality sector — from a behind-the-scenes tour of Puro Warszawa Stare Miasto to an expert-led discussion on tourism trends, investor activity, and the sector’s strong fundamentals. The conclusion? Hospitality is gaining serious momentum.
Last week, members of ULI Poland’s Next Group came together to explore one of the most dynamic and fast-growing asset classes in real estate — hotel investment.
The meeting began with an exclusive tour of the newly opened hotel Puro Warszawa Stare Miasto, led by Przemysław Wieczorek (Managing Director, Puro Hotel Development) and Tomasz Rajkowski (General Manager, Puro Hotels) offering participants a firsthand look at innovative hospitality design and operations. The group then moved to the offices of Gide Law Firm, where the main part of the session took place.
Marta Abratowska (Co-Head of Living and Head of Hotels, CBRE) opened the discussion with a data-driven presentation on tourism trends and the current state of hotel investment in Poland. Her insights laid the groundwork for a panel discussion that was also joined by Błażej Czwarnok (Advocate, Gide Loyrette Nouel Warsaw), Janusz Mitulski (Senior Director, Marriott International), and Przemysław Wieczorek and moderated by Anna Szelc (Senior Director, Investments, CEE, Invesco).
The panel highlighted the strong momentum in Poland’s hospitality sector. Hotel brands are actively expanding their presence, with both international and regional operators seeking opportunities in major cities as well as secondary markets. The steady growth in tourism — driven by both leisure and business travel — continues to strengthen the fundamentals of the sector.
The discussion concluded with a clear message: the outlook for hotel investment in Poland is highly promising. Brand expansion, increasing tourist numbers, and growing investor interest are aligning to support further development in the hospitality market. The event concluded with an engaging Q&A session, where Next Group members exchanged perspectives on the opportunities and challenges facing hotel investment in Poland.
